TERMS OF SALES

1. CONTRACT

 

This seasonal rental contract is reserved for the exclusive use of the rental of Villa Short Cravate located 10, La Pochetière 35890 LAILLE (Department 35). This contract is granted to the tenant on a tourist basis and is seasonal in nature.

 

2. BOOKING DEADLINE BEFORE ARRIVAL

 

3 days for the privatization of the villa, the same day until midday for the guest rooms

 

3. DURATION OF STAY

 

The tenant signing this contract, concluded for a fixed period, may not, under any circumstances, claim any right to remain in the premises at the end of the stay. ​ For guest rooms, overnight stay possible. The guest rooms can be booked from Sunday evening to Thursday evening. (except Friday and Saturday). For the privatization of the villa, 2 nights minimum, 3 nights minimum for weekends with public holidays and during short school holidays, 6 nights minimum in July and August

4. CONCLUSION OF THE CONTRACT

 

​ For reservations made through our online reservation system, 100% of the amount is requested at the time of booking. For the privatization of the villa, online reservation is not possible. You should contact us using the contact form. The reservation becomes effective once the tenant has sent the owner a copy of the signed contract, an insurance certificate by email to the following address: villashortcravate@gmail.com as well as a deposit corresponding to 50% of the amount of the stay. If you refuse to send these documents, the owner reserves the right to cancel your stay. This break will be considered at the initiative of the tenant. The rental concluded between the parties to this deed cannot under any circumstances benefit, even partially, third parties, natural or legal persons, without the written agreement of the owner.

 

5. PRICES

 

The prices appearing on our villa presentation sheets are inclusive of all taxes.

 

6. CAPABILITIES

 

This contract is established for a maximum capacity indicated on the announcement of our online reservation system (13 people for the privatization of the Villa, 2 people for the Marcel, Espadrille and Pap Knot Suite rooms). It cannot be exceeded for security and insurance reasons. The owner reserves the right to refuse you access to the accommodation if the number of people exceeds the maximum authorized occupancy. Any modification or termination of the contract will be considered at the initiative of the customer.

 

7. TIMES

 

Arrival time: 5 p.m. Departure time: 11 a.m.

 

8. ABSENCE OF WITHDRAWAL

 

For reservations made by mail, by telephone or on the Internet, the tenant does not benefit from the withdrawal period, in accordance with article L121-21-8 of the Consumer Code relating in particular to the accommodation services provided. on a date or according to a specific periodicity.


9. CANCELLATION BY THE TENANT

 

Cancellation before arrival at the premises: For the privatization of the villa, the deposit remains with the owner for any stay canceled more than 30 days before arrival. For any stay canceled within 30 days preceding the arrival date, interrupted or not consumed for any reason whatsoever, the entire amount of the reserved stay will be owed or retained by the owner. If the tenant does not appear within 24 hours following the expected arrival date indicated on the contract, this contract becomes void and the owner may dispose of his villa. The amount of the reservation also remains with the owner. ​ For guest rooms, full reimbursement is available until 5 p.m. the day before arrival. ​ ​ If the stay is shortened: The rental price remains with the owner. No reimbursement or reduction in rent will be made.

 

10. CANCELLATION BY THE OWNER

 

The owner reimburses the tenant in full for the sums paid. No additional compensation will be paid

 

11. ARRIVAL

 

The tenant must appear on the specified day and at the time mentioned in this contract. In the event of delayed or late arrival after 8 p.m., the tenant must notify the owner.

 

12. STATE OF PLACE

 

For the privatization of the villa, an inventory is sent by email upon arrival to the tenant, the tenant is responsible for informing the owner of a discrepancy within 8 hours after taking the premises. A thorough exit inventory is carried out by the owner within 24 hours of departure from the villa. The owner has additional time to note possible damage and theft that is difficult to identify during the inspection of the premises, hence the 14-day deadline for returning the deposit. The state of cleanliness of the villa upon the tenant's arrival must be noted in the inventory. Minimal cleaning of the premises (bins emptied, tables wiped, toilets clean, etc.) and carrying out basic domestic tasks (dishes cleaned and put away, etc.) is the responsibility of the tenant during the rental period and before departure. even if the cleaning option was taken. There is no daily change of sheets)

 

13. HOUSEHOLD OPTION

 

For the privatization of the villa, a cleaning option billed at €179 is possible. Subscribing to the cleaning option does not exclude minimal maintenance of the premises and the performance of basic domestic tasks. Here are the things to do:

- Return furniture and interior/exterior objects to their original place

- Clean and put away dishes

- Clean the tables

- Empty the ashtrays

- Sort waste and empty all trash cans

 

For guest rooms, cleaning is included in the price of the night.

 

 

14. SECURITY DEPOSIT OR DEPOSIT

 

Upon arrival of the tenant, an uncollected security deposit of €4,000 for the privatization of the villa is requested from the tenant. This security deposit must be made by check payable to the owner. The security deposit must not be considered by the tenant as a contribution to the rent. It is used in the event of damage committed by the tenant. If the amount of losses exceeds the amount of this security deposit, the tenant undertakes to settle the damage after the exit inventory. The owner, for his part, undertakes to justify the amount necessary to rehabilitate the accommodation. It will be canceled (erased and torn) no later than 14 days after the tenant's departure, less the cost of restoring the premises if damage is noted or missing goods. As proof, an SMS will be sent to the number indicated on the contract.

 

15. PETS NOT ALLOWED

 

This contract specifies that the tenant cannot stay in the company of a domestic animal without express prior agreement from the owner. In the event of non-compliance with this clause by the tenant, the owner will refuse animals.

 

16. INSURANCE

 

The tenant is responsible for all damages arising from his fault. You are invited to take out a resort-type insurance contract for these different risks.


17. NO SMOKING

 

Smoking is prohibited inside the villa. If this condition is not respected, the owner reserves the right to charge a cleaning fee of €250. Outside, cigarette butts must be thrown into the ashtrays provided.

 

18. KEYS

 

The entrance doors are fitted with key locks. When leaving the villa, the tenant is required to close the premises. In the event of non-compliance with this article, you are responsible for all theft, damage and other material damage which will be subject to billing. In the event of theft or damage to property belonging to the tenant, the tenant is required to make the declaration to his or her insurance. The owners of the villa decline all responsibility. Duplicate keys will be charged in the event of loss.


19.USE OF THE PREMISES - OBLIGATIONS OF THE TENANT

 

The tenant will enjoy the rental peacefully, as a good father and will make good use of it in accordance with the purpose of the premises. He has the obligation to occupy the premises personally. The rental cannot under any circumstances benefit third parties, except with the prior agreement of the owner. Subletting is prohibited to the tenant, under any pretext whatsoever, even free of charge, under penalty of termination of the contract, the full amount of the rental remaining with the owner. The tenant and his guests must prohibit any access to rooms not included under the terms of the “contract” paragraph. The tenant will ensure that the tranquility of the neighborhood is not disturbed by any noise caused by all of his guests who remain under his responsibility, in particular in the event of entertainment on the terrace. Any noisy or noise-damaging activity is prohibited outside. The owner reserves the right to limit the sound volume. The tenant is prohibited from attaching any objects to the walls, furniture, woodwork, floors, gallery, ceilings, doors and windows, in any way whatsoever, as well as from modify existing installations or even carry out a special installation without prior authorization from the owner. The tenant must leave all the furniture inside the premises and only use the furniture intended for this purpose on the terrace.
The villa is only rented with furniture provided by the owner. Chinese lanterns are prohibited. The use of confetti, smoke bombs or other special devices is prohibited. Candles are also prohibited. Fireworks as well as any risky events require prior agreement from the owner and can only be carried out by a professional. The tenant makes every effort to provide the owner with the necessary administrative authorizations and proof of insurance certificates from service providers. All outdoor installations (tents, marquees, awnings, bamum, games, etc.) may be set up with the prior agreement of the owner, on specific locations. These outdoor facilities are the responsibility and expense of the tenant. The installation of cables or additional electrical equipment or any technical equipment must be approved in advance by the owner and will be the sole responsibility of the tenant who will assume all potentially damaging consequences. Access to the electrical panel of rented buildings is not authorized except in the presence of the owner. The villa does not have an elevator and is not suitable for people with reduced mobility.

20. SWIMMING POOL and PONDS

 

The pool entrance door must remain locked at all times whenever you enter and exit the pool. Children in the pool must always be accompanied by an adult. Children under 7 years old, and people who do not know how to swim must use armbands and benefit from adult supervision. The owner cannot be held responsible in the event of an incident. The owner invites the tenant and his guests to be particularly vigilant regarding the risks inherent in contemporary outdoor pools, particularly for young children. No responsibility can be imposed on the owner in the event of an incident.

 

21. USE OF THE PREMISES – OBLIGATIONS OF THE OWNER

 

The owner undertakes not to interfere with the tenant's enjoyment throughout the duration of the rental. However, the owner will have a permanent right of access to the premises to ensure their proper use.

 

22. DISPUTE 

 

In the event of a technical problem with leisure equipment (swimming pool, etc.), no compensation or reimbursement will be made.
